A day in the life of a real estate investor Vol.9 takes us into a live eviction. Eviction is a necessary evil in the real estate business, especially if you're doing lease options and owner finance deals. These high risk tenants decided not to pay rent in the cold of Winter and the sheriff let us inside the house. They already gave me a down payment or an option consideration fee so this is not as bad as it seems.
Ugly rentals are a large part of my business. Years ago back in 2006 I was in the pretty house rental business. Every month, it felt like I was going to Las Vegas because I never knew which tenant was going to pay rent. I had plenty of sleepless nights worrying whether I'd have to pay the mortgage this month with my money because the tenant didn't pay. It was a horrible existence.
Fast forward to 2009 when I met some investors that were doing this business the RIGHT way. We don't do repairs to our rental properties and I hope you don't either. The downside is I have to take them back in bad shape sometimes. Watch and see how nasty a bad tenants can leave a house.
