In this video I go over the main ways you can get started in property by investing in real estate for beginners in 2021. For beginners there are several real estate investing routes to go down including REITs, rental property, house flipping, wholesaling (aka deal sourcing in the UK), as well as rent-to-rent Airbnb models.
REITS stands for Real Estate Investment Trusts.
REITS make it possible for you to invest in income-producing properties without having to own or get financing for them. There are two types:
REITS that own and operate properties generally focusing on commercial real estate like shopping malls, factories and hotels or
Mortgage REITS that focus on offering real estate financing to property developers.
You can buy a REIT just like you can buy a stock on any of the major stock exchanges. REITS have to pay out almost all of their profits to investors in the form of dividends so investing in REITS is a solid way of investing in real estate without having to save up a lot of money for deposits/down payments.
RENTAL PROPERTIES
This is what you most likely think of when you think of real estate investing in 2021.
Saving up for a down payment/deposit
Finding a lender to provide a mortgage and then
Getting a tenant who pays the rent each month.
You should also be aware of the differences between Commercial vs residential real estate (single family, multi family duplex triplex fourplex).
Residential might be easier to get into as a beginner (REITS are good for investing in commercial properties)
The rent you collect from the tenant should at least cover your mortgage payment plus any associated expenses such as maintenance and insurance.
Ideally you are looking for a property that is:
-undervalued compared to similar properties in the area
-In an up and coming area
-Where some cosmetic renovations can increase the value and therefore your equity
-Where you can charge attractive rents relative to your mortgage and expenses so that you can get profitable cash flow.
Your property appreciates as it increases in value over time
HOUSE FLIPPING
Rental properties are a long term investment, house flipping is a short term investment and carries higher risk.
When flipping a house your goal is usually to find an undervalued property, fix it up and then resell it within 6 months for more than what it cost you to buy.
Professional flippers might not even invest in the property if they don't think they could resell it at a profit WITHOUT spending any money on renovations.
It’s riskier as every month that the property remains unsold is another month that the flipper has to pay the mortgage (or interest to a private money lender).
WHOLESALING/Deal Sourcing
Once you get the property under contract with the seller you would then need to find a buyer - usually a real estate investor - to assign the contract to.
