Recent surges in mortgage rates, rampant inflation, and skyrocketing housing prices have led to speculations about an impending housing market crash, drawing parallels to the 2008 crisis. However, despite the rapid home price growth seen in both scenarios, the two markets have distinct differences. Today's underwriting standards are more stringent, with improved verification of income and assets. Additionally, the U.S. housing market currently boasts a record amount of equity, thanks to the substantial increase in home prices. Further distinguishing the two periods is the existing housing deficit, which adds another layer of complexity to the current situation.
