The traditional approach to doing real estate listing presentations usually focuses on the realtor and his company. But this doesn’t work, because clients don’t care about you. Instead, you want to focus on alleviating their pain and helping them get what they want.
You do that by understanding the 4 Keys to Strategic Seduction:
1. Focus on what the clients want (not what you want). They don’t want a listing. And they don’t care about how great you are. What they want is to get their home sold for the most money, with the least hassle. See things from their perspective, not yours.
2. Find the pain they feel or fear. Figure out their pain, and work off of that. Because that pain will motivate them to make a big decision faster.
3. Feed the pleasure they seek and paint the possibility. At the listing presentation, keep circling back to their pain, and help them visualize and feel what it would be like to finally move out of their house, and into their new home. Remind them of the “cure” that you have for whatever pains them.
4. Lead them to a decision to agree on the right price. Don’t think about getting them to hire you until you’ve led them to agree with you on the price that their house will sell for. Because with the wrong price, you’ll never complete the job of getting their house sold.
