NEVER Buy Land Before Doing This: 5 Steps To Ensure Success
In this video I take you through the 5 steps that you need to make sure you do before closing on a piece of land. These step will help ensure that the land is a good investment as well as viable to build on.
Step 1. Understand the zoning and setbacks on the piece of land.
Step 2. Utilities. Make sure you know that location of your water, power, sewer and cable/internet.
Step 3. Make sure that there is a clean Title Report. That means there are no encumbrances, encroachments, easements, liens, or anything else that may restrict you from building what you want to build.
Step 4. Make sure you don't need any special inspection reports. Some areas or projects may require a Geotechnical Report, Soils Report, or Phase 1 Environmental. Not all project will require this but make sure you check in on that.
Step 5. Prelim Site Plan / Grading Plan. We do this to make sure that we are okay with the grading and way that the home sits on the plan. We want to minimize as many surprises as possible and really understand if we are going to have to do a lot of grading or retaining walls.
